No leak, and still mold?

Bay air alone keeps an old wall damp enough to grow it.

By the shore the marine layer presses damp onto a north wall for months. In a pre-war house with no vapor barrier, that is enough. We meter the material rather than blame the weather.

The paint is old. Does that slow you?

It adds a step: a sample before anything is scraped.

Residential lead paint was banned in 1978, and much of the East Bay predates it, Oakland’s median is 1952. So an old ceiling or wall gets a sample before a scraper touches it, not after.

Do I need a lab clearance?

Sometimes, and an outside hygienist signs it, not us.

A landlord or an insurer may want a third-party clearance after the removal. We do the work; an independent tester signs the result. That keeps the check honest and the file clean.

An independent hygienist, never the company that did the removal.

Where a lender or an association wants paper, an outside hygienist takes it. A firm that finds mold and then quotes the cure has marked its own homework.

Which growth is not a job?
